The Oldest Safety Device in Your House

If your home went up between 1950 and 1990 and the panel has never been replaced, it is older than the wiring standards it is supposed to protect. Two brands in particular, Federal Pacific Stab-Lok and Zinsco, are known for breakers that fail to trip under overload. Independent testing put Stab-Lok failure rates anywhere from 14 to 74 percent.

Insurance carriers have caught up. More of them now decline or refuse to renew over these panels, usually giving you 30 to 60 days to replace one.

The whole point of a panel is to cut power before a wire in the wall gets hot enough to start a fire. A modern breaker does that every time.

The Two Things Nobody Mentions Until Install Day

Both of these are the reason a tankless quote can come in higher than the one you saw online. We put them in the estimate up front instead of at the end.

  1. The gas line is usually too small

    A tank runs on about 40,000 BTU. A whole house tankless wants 150,000 to 200,000. The half inch line feeding your old heater cannot carry that, so the run from the meter often has to go up to one inch or larger.

  2. Your chimney is not a vent

    A tankless exhausts hot and needs a sealed direct vent to the outside wall, stainless for a non condensing unit or PVC for a condensing one. Reusing the old flue is not an option.

  3. Which is exactly why one license matters

    The gas line, the vent penetration and the dedicated circuit are plumbing and electrical work on the same job. We hold C36 and C10, so it is one crew, one permit and one invoice.
